If your property meets our criteria, you can keep ownership and usage rights – while adjusting the size of your ownership to match how much you actually use the home. This frees up capital, reduces running costs and lets you share responsibilities with other like‑minded owners. Sharing ownership frees up both time and capital so you can focus on what truly brings joy.

Owning alone – More burden than joy?

&Hamlet facilitates co‑ownership of holiday homes in some of the most sought‑after destinations in Southern Europe. Owning your dream home by the Mediterranean is life‑giving. It becomes a base to gather the family, create memories and strengthen bonds.

But when you own alone, all the responsibility is on you: you must find people to look after the house, hire craftsmen, gardeners and pool service, and navigate local bureaucracy in another language – and all this when you should be enjoying your holiday. Costs run year‑round, even when you are not there. On top of that, many countries are introducing restrictions on short‑term rentals, making it harder to cover expenses via Airbnb and similar, while intensive short‑term renting often puts more wear on the home.

How does a partial sale work?

With a partial sale, you keep your share of the property while &Hamlet buys the remainder. The property is integrated into our portfolio and we find like‑minded co‑owners. &Hamlet then takes care of the home – all maintenance, cleaning and coordination of the co-ownership group. We are the contact point for each co‑owner, and our technology ensures that the use of the home is allocated fairly and seamlessly.

If the property meets our criteria, it can be listed on &Hamlet’s marketplace and across our distribution channels. We reach out to potential owners for the shares you do not retain, and purchase these on behalf of the new owners. &Hamlet coordinates everything around the purchase: contracts, notary and legal formalities in the country where the property is located.

Before the new owners start using the home, we tailor each property to preserve its character while meeting everyone’s needs. The scope will vary depending on condition and style, but can include light refurbishment, upgraded interior choices, supplemental furniture and equipment, as well as lockable storage for each owner. The goal is to retain the soul of the home and give each owner the feeling of a private retreat.

What do we look for in a property?

&Hamlet homes are exclusive dream properties in locations with year‑round appeal in France, Spain and Italy. They are typically within an hour’s travel of an international airport and located in markets with attractive real‑estate development. The homes vary in type and size, but generally have at least three bedrooms, modern and classic amenities, and qualities that invite the good life for the whole family, both indoors and outdoors. We do not currently consider total renovation projects, but light refurbishments such as painting and new interior styles are fine.
